Personal Broker
Your PERSONAL BROKER is your direct contact and the person who MAKES IT ALL HAPPEN. From choosing the house and the services, to welcoming you and throughout the stay.
The house
Once your villa is chosen, and before you arrive, we carry out a full inspection. We check that everything works, the state of repair, the linen and the briefing of the resident staff.
Tailor made
Menus, outings, lessons, monitors, reservations. All arranged beforehand, in a day-by-day calendar, and adjusted every day to the guests' own routine.
Home Manager
The Home Manager is a service hired separately. They work full time on the running of the house and its services. They do the shopping, brief the staff, look after everything during the stay. They prepare the guests' arrival, present the house, and know all about who is coming, what everyone likes to eat, what the children do, what nobody wants to do.

ANDREATTA VILLAS is a branch of Andreatta Broker. We understand what it takes to look after and manage the short-term rentals of some of the properties we deal with, and the demand for exclusive services. Our office is inside Condomínio Iporanga, which lets us manage every rental in the condominiums: Iporanga, São Pedro, Tijucopava and Taguaíba.

The week's menu planned with the family, groceries bought before arrival and restocked during the stay, a chef for one night or for the whole stay, bartender, grill chef, wine.

Andreatta Villas is the short-term rental division of Andreatta Broker, created to look after the rentals of the houses Andreatta Broker sells and manages in Guarujá. The office is inside Condomínio Iporanga, and the team serves the four condominiums of the complex from within: Iporanga, São Pedro, Tijucopava and Taguaíba.

Frequently asked questions
What is included in the rental?
The personal broker, the inspection and preparation of the house, the welcome and 24-hour support are part of every stay. Home manager, chef, monitors, outings, groceries and the other concierge services are arranged on request, with prices given in advance.
How do groceries and menus work?
Before arrival we plan the week's menu with the family and do the shopping; during the stay our team restocks whatever runs out. It is a service charged separately, and grocery spending is accounted for.
What is the minimum stay?
Two nights for most of the year, four at Carnival and eight at New Year, and some houses ask for more. Monthly rental from 30 nights.
Deposit, cancellation and times?
Terms are given per house, in the proposal, before booking. Each owner sets their own, and we present everything in writing before any payment.
Can I bring small children?
Yes. Cot, high chair, children's menu and monitors by session are among the most requested services. Families with children are our speciality.
Do you accept pets?
It depends on the house and on the condominium rules. We tell you in the proposal, before booking.
What are the condominium rules?
Each condominium has its own rules for access, hours and events. The personal broker briefs the family on arrival and handles the relationship with the gate and the administration.
Do you work outside Guarujá?
Andreatta Villas works in the Iporanga, São Pedro, Tijucopava and Taguaíba condominiums. For the countryside and other beaches, Andreatta Broker will point you in the right direction.
