Andreatta Broker · Advisory

ABK Advisory.

Brazil, read from the inside.

Advisory for international real estate brands, developers, funds and family offices evaluating the Brazilian market. We bring what thirteen years of selling to Brazil's high-end buyer taught us: how the market actually works, where the money is, who the players are, and what an entry needs to look like to succeed here.

The concept

The market is large, fragmented and local.

Brazil's high-end residential market is one of the largest in the Americas, and one of the least organised: no MLS, no shared listing data, brokerage regulated by a federal council (COFECI) with state chapters (CRECI), and a buyer who chooses by relationship, not by brand. International brands that arrive with a franchise playbook meet a market where the inventory lives with a few local brokers and where price is negotiated, not listed.

We have been on the buyer's side of that market since 2013, in the gated communities of the countryside and the coast and in São Paulo. We know which territories matter, who holds the inventory, what a local partner must bring, and what a foreign brand is worth to a Brazilian buyer. International brokerage networks evaluating Brazil have already sat with us to understand the market and the entry model. That conversation is this service.

We do not sell for the client and we do not take a brokerage commission on assessed projects. The opinion is paid for as work, so that it stays independent.

Scope

From the first question to the first year.

01

Market reading.

The high-end residential market by territory: São Paulo neighbourhoods, countryside communities, coastal communities. Price levels, inventory, who sells, who buys, how deals close. Written report, in English. Work starts with an NDA covering the project, pricing and sales data. Ask for a Non-Disclosure Agreement before sending any material.

02

Entry model.

Own operation, licence, joint venture or local partner: what each costs, what each delivers, which fits the brand. The regulatory map of brokerage in Brazil (CRECI registration of the company and of brokers, advertising rules, anti-money-laundering obligations) and how foreign capital enters.

03

Partner mapping.

Who, in each territory, could be the local partner, the first office, the first team. Introductions when wanted.

04

Entry plan.

Territories, sequence, people, systems, marketing and budget for the first twenty-four months, with the decisions that must be taken before signing anything.

05

First-year support.

Monthly meeting with the leadership, review of decisions and numbers, presence in the key negotiations. Where the plan becomes an operation.

Also for developers and funds: product and positioning for a Brazilian high-end project, diagnosis of a project that is not selling, and set-up of a local sales and data operation (based on AOS, the system Andreatta Broker built for its own operation).

Fees

By project, agreed before.

Fees are paid by the client company, by project, with scope, timeline and deliverables set in writing before work starts. No percentage of sales.

FAQ

Questions we are asked.

Do you act as our broker in Brazil?

No. The advisory is independent of brokerage. If a brokerage service is needed, it is a separate contract, disclosed to all parties.

Can a foreign company operate a real estate brokerage in Brazil?

Yes, through a Brazilian company registered with the state CRECI, with licensed brokers. The entry model report covers the structures and their requirements.

How long does an entry take?

From first reading to first office, typically nine to eighteen months. The plan sets the sequence.

Where are you based?

São Paulo, with partners living in the countryside and coastal communities where we work.

Do you sign a Non-Disclosure Agreement?

Yes, before receiving any material: the project, pricing, sales data, partner names. We work under Non-Disclosure Agreements. Ask for an NDA before sharing any information and it is signed at the first contact.

How do we start?

With a conversation, in English, and whatever material exists: brand, target territories, timeline.
